TAKE NOTICE that the Council of the Corporation of the Township of Montague will hold a virtual public meeting on the 8th day of December, 2020 at 6:00 p.m. to consider a proposed Zoning By-law Amendment under Section 34 of the Planning ACT, RSO 1990 as amended.Virtual meeting details are provided further in this notice.
PURPOSE AND EFFECT OF THE PROPOSED AMENDMENTS:
The purpose of the proposed Official Plan Amendment is amend the sections of the Plan pertaining to "Special Residential Uses" (Sec. 2.8) to create enabling policy to allow secondary dwelling units on a permanent basis within a broader range of housing types and also detached from the main residential dwelling.
The purpose of the proposed Zoning By-law Amendment is to implement the guiding Official Plan Policy and amend Section 3.19 (Secondary Dwelling Units) to allow secondary dwelling units inside and outside the main residential dwelling subject to certain criteria in order to ensure neighbourhood compatibility and that sufficient servicing is available.The amendment also proposes to reduce the minimum dwelling size in most zones to 75 m² (807 ft²). New and revised definitions are also proposed in order to accompany the proposed policies.
The proposed Official Plan and Zoning By-law amendments would implement recent amendments to the Planning Act in order accommodate broader permissions for secondary dwelling units.
ANY PERSON MAY PARTICIPATE in the Public Meeting and/or make written or verbal representation either in support of or in opposition to the proposed Official Plan and Zoning By-law Amendments.
TAKE NOTICE that if a person or public body would otherwise have an ability to appeal the decision of the Council of the Township of Montague to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to Township Council before the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of Montague before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
AND TAKE NOTICE that if you wish to be notified of the adoption of the proposed Official Plan and Zoning By-law Amendments, or of the refusal of a request to amend the Official Plan or the Zoning By-law, you must make a written request to Ms. Jasmin Ralph, Clerk Administrator, Township of Montague, 6547 Roger Stevens Drive, Smiths Falls, Ontario, K7A 4W6.
